Preparation

1.  Presentation. 

I have a heightened sense of awareness for quality and presentation.

The Real Estate translation is Staging - a service I provide prior to listing.  The process is designed to enhance the inherent uniqueness of a property while maximizing appeal to a broad base of potential Buyers.

We work toward a clean, comfortable and neutral environment.

2.  Analysis

Target marketing is crucial.  We need to look at who the likely candidates are to purchase the property.  We tailor the presentation to appeal to them and make certain that the marketing efforts speak to them.

Once the stage is set we do thorough research and analysis to arrive at a realistic price.  We look at what has sold, what hasn't and the current alternatives in the market.  We adjust for condition, location, features and intangibles such as flow and how it all works as a package.

When enough energy is invested up front -  prior to listing -  the marketing period runs smoothly, is shorter and you get to enjoy peace of mind.

  2. List on MLS -  Hamilton, Burington Real Estate Board.
  3. List on MLS -  Toronto Real Estate Board.
  4. Place lockbox on property.
  5. Sign on property.
  6. Professional photos taken.
  7. Professional Virtual Tour designed.
  8. Post listing on TheRealEstateBook.com.
  9. Post listing on Century21.ca.
  10. Post listing on AndrewKaye.ca.
  11. Tweet listing.
  12. Post on Facebook.
  13. Prepare high quality feature sheet.
  14. Contact agents who have shown similar homes to see if any clients are still looking.
  15. Contact Buyers who have inquired about about homes similar to yours.
  16. Promote property at office meeting.
  17. Agent open house.
  18. Public open house.
  19. Advertise in local newspaper.
  20. Call all agents who have shown property for feedback.
  21. Updates on new listings and sales.
  22. Screen shots of web hits from MLS.
  23. Office admin will contact you regarding who is showing and when.
  24. Respond to all inquiries quickly and professionally.
  25. Repeat all of the above until an Offer is procured.
  26. Negotiate on you behalf.
  27. Handle any further negotiation, disclosures and inspections.
  28. Follow up on status until closing.
